The next step is a detailed examination of the property chain of title, extending more than ten years back. This involves analysis of the successive transfers of ownership, the presence of restitution proceedings, state or municipal ownership deeds, inheritance issues or other legal grounds that may affect the validity of the title. My experience shows that many critical issues originate in the period before 1999 – these may not be visible evident in current documentation, however, they are often decisive for the legal security of the transaction.

Zoning and Land Use Regulation under the Bulgarian Spatial Planning Act (ZUT/ЗУТ) and the Cadastre and Property Register Act (ZKIR/ЗКИР) 

This service also involves a detailed analysis of the zoning status. There are many real estate properties in Varna and the region that formally appear suitable for construction, but in reality fall within zones with certain restrictions, designated street land use or property expropriation. Brokers and sellers often fail to share these facts, yet they are crucial for assessing whether the project is feasible.
